By weaving the historical fabric of the Georgian Townhouse with the philosophy of the Dylan Bradshaw brand, we re-imagined the ground floor level as a lifestyle hub offering a café, retail space and salon experience within the existing footprint.

The project is punctuated by theatrical arched thresholds to each successive space, creating a spatial journey of intrigue and charm. The rich materiality and decorative detailing of the joinery elements reference the original Georgian architecture, merging craftsmanship with a modern aesthetic.

In today’s digital world, more and more customers are turning to online sources when shopping for products that they need or want. This, of course, is leading to less and less footfall into physical retail stores on the street.

One of the ways in which the retail industry is combating this effect is through effective design. Retail design is a combination of the interior décor, physical layout and use of advertising within a shop and it can be the difference between a space that is appealing and a store that is instantly forgettable.

Good retail design is something every retail store-owner should consider carefully as its benefits are far-reaching.

Maximises Sales

Effective retail design results in a space that is well laid out with products that can be easily found. It makes browsing enjoyable ensuring customers have a pleasant experience once they step inside.

The more comfortable your customer is and the more enjoyable their shopping experience with you is, the more time and money they will spend with you.

Reinforce your Brand

With so many different product lines and brands clamouring for customers’ attention, making your brand stand out from the crowd is vitally important. By making effective use of your retail space, you can positively reinforce your brand with your customer every time they visit.

In addition, you can highlight aspects of your brand by creating a particular feel or providing a unique experience for your customer. For example, if you are a luxury high-end product retailer you can create an atmosphere of indulgence and opulence by using soft furnishings, low music and simple décor.

Showcase your Products

The right retail design can showcase your products in such a way as to visually merchandise them. When it comes to the layout of your space, you should ensure that there is enough room to effectively highlight your products so that your customers can instantly observe them.

Provide your customers with a logical path through and around your store to enhance their browsing experience and prevent them from having to navigate around rails and displays to find the product they are looking for. By doing this, you can showcase the appearance of your products, draw customers in and encourage them to purchase more.

Benefits for Staff

There are also clear benefits of a good retail design for staff. A well-laid out and tastefully decorated space will give staff pride in their workplace and boost their overall productivity which has a knock-on effect in boosting their morale. In creating a comfortable retail space, you also create a comfortable workplace that can improve staff retention and loyalty.

Distinguishing yourself from your competition through effective and well thought-out retail design has many benefits for your business, both in terms of turnover and from an employer’s point of view. By encouraging customers to step into your store, rather than going online to find what they are looking for, you will ensure the success and prosperity of your retail business.

Making the decision to lease or invest in a building can be a big undertaking. There are a lot of factors to take into consideration when deciding if this pursuit is likely to be a sound investment.

One essential step to alleviate stress and understand your obligations is to get a pre-acquisition survey.

Purpose of a Pre- Acquisition Survey

If you’re looking to invest in or lease a property, building surveys are essential to analyse the conditions, risks and liabilities associated with the property. A pre-acquisition survey is an important part of the due diligence process, helping you to make an informed decision before purchasing or investing in a property.

It is one of the best ways for a potential buyer or investor to get critical information on the state of a building.

Benefits of Pre-Acquisition Survey

A pre-acquisition survey has the potential to pay for itself many times over. By getting this in depth survey done, a potential buyer gets critical knowledge on the condition of a building, with all present and potential problems being highlighted.

This information can be essential at the beginning to help negotiate a better purchasing deal. It can also help to put a long-term plan into place to mitigate liability at the end of a lease or if the buyer decides to sell the building at a later point in the future.

The survey can also give estimates on the life cycle costs of a building, advice on refurbishments or improvements and repair obligations.

Other Considerations

It’s also important to get a realistic view of any potential problems a buyer may face before making the actual purchase. Finding a qualified and highly professional building survey company can help a buyer be aware of statuary compliance matters. The survey can also advise on any special tests that should be carried out.

Such tests may be for asbestos, deleterious materials and any potential land contamination issues. Up to date fire code compliance, building regulation codes and zoning and planning codes are all factors to take into account as well.

Have a Plan

After you get the results of your survey, it’s important to create an action plan of your next steps. Were there areas of the survey that were of particular concern to you? Was information presented to you that may lead you to believe you will have some significant cost expenditures within the next two years?

Start writing down any and all questions straight away. This will help keep your mind clear so you can move forward in the best manner possible. Keeping the information clear and concise in your head will allow you the best chance of trying to negotiate a better deal or taking clear steps towards understanding a concern better.

Don’t try to cut corners when it comes to evaluating a property. Get as much knowledge as you can about the building you are looking to take on and ensure you have a good understanding of what the future holds for it.

In that way you can move forward with your decision and feel confident you are making a sound investment.

With today’s highly visual world it is important for businesses to stay up to date and present themselves in a modern way. Office refurbishment is no small undertaking but with a bit of forward thinking and planning, the task can be manageable and produce successful results.

Here are 5 Tips for a Successful Office Refurbishment:

Have a plan for storage and work flow during the renovation process

One of the most commonly overlooked aspects of planning an office redesign is forgetting to factor in the potential need to store furniture, filing cabinets and other miscellaneous items during the process.

Before you start renovating, think about what you’ll need to move and how your workflow will be interrupted as a result. Will your office be able to operate at full potential during the process? Perhaps there will be one week where it might be necessary to schedule a lower work output expectation to help mitigate stress. Or will you need a temporary office space?

Determine whether your workflow will be significantly impacted and be prepared to react accordingly.

Understand the codes

When planning an office refurbishment, ensure you have accounted for any applicable codes. Will this refurbishment account for any and all disability needs, fire codes and building regulations?

This area can be particularly confusing and after investing so much time and money into the redesign, it’s always worth consulting with a highly regarded professional to ensure all required codes are met.

Space planning

Don’t overlook the wonderful opportunity an office refurbishment can have in creating a desirable working place. The redecorating is sure to make your space look nice, but there are many subtle factors that need to be taken into consideration to help create a happier working place.

When it’s well executed, an office refurbishment has the potential to pay for itself many times over with higher employee retention rates.

Allow enough time

Allowing enough time for the changes that you’ve got planned is crucial if you want the project to run smoothly. It’s easy for business owners to get consumed with day-today work duties and feel overwhelmed when the added stress of planning for the redesign creeps up.

Ensure reasonable deadlines have been established so that progress can be made but you also need to ensure they’re lenient enough to allow for flexibility.

Think about the company image

An office refurbishment is the perfect opportunity to reflect on a company’s image with a chance to reinforce your brand and business ethos. Think about your future growth projections and what visions you want potential clients to have about you.

Perhaps during this process you also want to increase your commitment to the environment through more efficient lighting, a better office-recycling program or other initiatives to conserve energy. More and more people are becoming environmentally conscious and are looking for companies who are leaders in going green so it’s important to give this some thought.

An office refurbishment can be a huge undertaking and investment but the potential pay-outs in both employee and customer satisfaction can be huge. By following these steps, doing some research and seeking appropriate help where needed, you will soon be reaping the benefits of a successful refurbishment.

Lots of people in Ireland walk in and out of commercial buildings every day to make purchases and perform business related tasks and think nothing more of it.

That said; the people who own these companies that they’re walking in and out of have a lot more to think about, for which the services of a building consultancy are recommended.

A building consultant is a professional who helps, in both general and specific tasks, to ensure a desirable outcome for the management of a building.

This could start at the pre-planning stages before a building is even constructed. The scope of the services that a building consultant provides extends into commercial building and acquisition surveys, office design and project management, retail design and landlord and tenant services among many more.

They help to minimise risk, manage liability and help streamline the management of a building. Finding the right building consultancy to work with will ensure that your commercial building is always in safe hands.

How Much Does A Building Surveyor Cost?

There is no clear answer to what hiring a building surveyor will cost. In simple terms, a building survey is governed by size, complexity, age and condition. Ultimately the cost of a survey will come down to the complexity of the property, the size and the skill level required to make an appropriate assessment.

Surveys may be charged either by hour or by project so be sure to find out which way you’re being charged. It’s best not to put too much emphasis on budget, as it’s more important to find a professional building consultancy that you feel confident will cater to your needs.

Reasons To Use A Building Consultancy

Business managers and owners are busy individuals. Having a large building under one’s care and supervision is a daunting task for any person, especially when this kind of management doesn’t fall into their area of expertise.

Hiring the expert guidance and advice from professionals in the field can save you many unforeseen headaches and expenses later on down the road. A good consultancy company can help you with building codes, insurance issues, safety inspections and audits, renovating and forward planning, expansion and much more.

They can also help you plan for lifecycle costs of the building, keeping up with routine maintenance and helping you handle any unexpected events that may happen along the way.

Think long term about your building consultancy choice

Owning and maintaining a building is a huge investment and responsibility. Things change over time as codes are updated, flooding or other unforeseen disasters happen and offices need to be redesigned.

There are many factors to consider when it comes to keeping all aspects of your property operating smoothly. Spending time early on to find a building consultancy to meet all your current and future needs is a sure way to stay on track for a successful investment.

Choosing the best building consultancy for your business is a task that should not be rushed. Do your research and make sure you feel confident about the company you are choosing to work with. The goal is to find a beneficial relationship where you will be working together for many successful years to come.
